Booking terms

Kolikeskus Oy will follow following terms in holiday apartments’ and houses’ ordering, reservations and cancellations. These terms will tie both parties, when customer has received the invoice.

1. SEASONAL TIMES AND PRICES
Minimum reservation times: Christmas 3 days, Midsummer 3 days, Winter vacation weeks (week  8 and 9) 7 days, Easter 4 days.
Prices without linen, cleaning and billing fee. VAT included in price. Broker has the right to correct errors in the price data before sending an invoice to the customer.

2.  PAYMENT
After making a reservation customer will receive a confirmation / invoice for booking payment and final payment. Reservation fee is 50% of the total rent added with delivery fee of 10 EUR. Booking fee must be paid when the invoice arrives. Final payment must be paid at least 6 weeks before rental period begins. If the reservation is made later than 6 weeks before the start of the rental period, rent must be paid in 7 days from invoice dated, however in every case before rental period starts. If rental period is less than  one week, rent is paid fully immediately.

3. CANCELLATION
Cancellation of the reservation is always done with email or letter to broker, bill nonpayment is not valid cancellation. Cancellation happens in that time when information of cancellation is delivered to broker. If customer can show that cancellation has been sent to broker at right time and right address, cancellation is acceptable even if it comes too late or does not come at all to broker. For canceling a reservation, there is a 50% fee of the original price. If customer cancels the reservation less than 28 days before reserved period, whole rent must be paid. If cancellation happens because of sickness, accident or death of customer or his close relatives, whole rent is returned except except office fee 20€ and service fee 10€. Broker must be informed about incident and reliable evidence must be presented. If cancellation happens because of previous incident happens during the rental period, paid rent is not returned. If customer wants to change target or period of rental, this is considered the previous booking cancellation and new booking.

4. BROKER’S RIGHT TO CANCEL RESERVATION
In case of force majeure, broker may cancel the reservation. Customer has in that case right to get the whole paid rent back. In force majeure case causes cancellation of reservation, costs caused to customer are not reimbursed.

5. KEYS
Customer gets key code with email or SMS after paying the rental fee. There is a key box next to out door of apartment/house. Customer is responsible for the apartment/house keys during the stay. If keys are lost, real costs of new key or changing the lock will be charged from the customer.

6. STAYING

Apartment/house is available for customer from 4 p.m. arrival date to 10 a.m. leaving date. Bringing pets needs to be agreed separately. Customer is responsible for cleaning the apartment/house during the stay. Final cleaning can be arranged with cleaning service for extra fee. Agreement needs to be done when making the reservation. No smoking inside apartment/house. Customer leaves apartment/house keys on kitchen table when rental period is over and customer is leaving, if nothing else is agreed.

7. COMPENSATION FOR DAMAGES
The customer is obliged to pay damages caused by customer for apartment/house or chattels to broker or owner of apartment/house. Customer will be charged also recovery costs. Apartment/house is checked after each rental period.

8. PERSONS
Apartment/house may not be used by more persons than defined in the presentation of the apartment/house. If number of persons exceeds the amount, broker may require extra compensation, although extra beds are not provided. Caravan may not be used in apartment/house area without permission from the area owner.

9. COMPLAINTS
All comments / complaints about the rental target must be submitted promptly to the broker or his representative (service personnel).
